概要

It is a partnership project between the Hong Kong Government and non-profit-making organization for adaptive re-use of the former Lai Chi Kok Hospital as JaoTsung-I Academy. The site is a hilly site in three main zones of different levels. New uses include exhibition halls at the lower zone, studio, theatre, restaurant and resource centre at the middle zone, and hotel at the upper zone. Different zones are connected by new lift towers, lifting platforms and accessible ramps. Heritage value is conserved by the original site setting, revealing and preserving character defining elements.

背景

The process of heritage conservation is a good start in Hong Kong. Among the 4 batches of Revitalisation Scheme launched by the Government so far, it is one of the first batch of the Scheme. The project site has heritage value and it is a Grade III historic site graded by the Government The success of this project sets a good example for other similar heritage conservation project to follow.

デザインコンセプト

Respect the original fabric and historic site with minimal, strategic intervention to bring out the heritage value and cultural ambience appropriate to the identity of the buildings' new function.

企画・開発の意義

Historic value is brought out by restoring significant fabric to one of its most memorable period. Architectural value is brought out by revealing major historic red brick facades originally hidden by later additions. Social value is brought out by revealing the abandoned site to the community, operation of the Academy by social enterprise, employment of local elderly by the restaurant operator.

創意工夫

Design decisions and conservation strategies are inspired by researches of the place, such as interviews with old staff of the former hospital for oral history, retrieval of desktop documents and photo record, and consultation with different stakeholders. The design customizes to respect the original site, landscape setting and historic building fabric. Salvaged historical materials including fair-face red bricks and Chinese roof tiles are reused for restoration, which speak for its authenticity. Exposing part of historic fair-face red brick wall outside theatre and restaurant serves as a genuine interpretation of the spirit of the place. The significant historical character defining elements and the overall spatial ambience are preserved as a distinct identity of the historic environment.

デザイナーの想い

As designer and conservationist, we believe in minimal but strategic intervention to respect and bring out heritage values of the site. Historic place should be enjoyed by and bring benefits to the public. Together with the rich historical background, the introduced new life serves as a processing and stage towards a sustainable future, which is our belief of conservation as managing change.

このプロジェクトは歴史的建造物の適応型再利用を繊細かつ控えめに実行している。常に識別性や可逆性の保存原理にこだわりながら、傾斜地に点在する建物群間の流れを向上させ、造園整備や新たな戦略的介入により、建造物の新たな機能にふさわしい文化的環境を作り出している。今まで地域に任せきりだった用地を開放し、民間企業によるAcademy運営を促進することで、このプロジェクトの突出した社会的価値が実現された。
