Outline

A remodel of a four-story wall reinforced concrete housing complex originally built in 1963. The idea of the owner who chose to remodel the building was to earn a certificate of inspection (which it did not previously have) and a structural rating for the building, which he took over from his parents and has since managed by himself, improving its evaluation to one as an asset equivalent to new construction, and then pass it down to subsequent generations. The plan helped the building, which had once been converted from a rigid-frame structure to wall-type structure because of construction defects at the time, prove its safety and legal legitimacy. They tried to repair the skeleton, update deteriorated facilities and change to a new design, and remodeled the building, making large-scale repairs and seeking to extend its life while keeping the courtyard’s natural environment, which had been cultivated from seedlings planted when the building was first constructed.

Evaluation

Rather than giving in to the extraordinarily difficult initial conditions for renovation, the planners did a wonderful job of solving each problem, one by one. A building that would ordinarily be torn down was given new life, so much so that it is often mistaken for new construction; the significance of this goes far beyond simple construction design.
